ABOUT OUR COOPERATIVE 

The East Bay Permanent Real Estate Cooperative is a multi-stakeholder cooperative that facilitates BIPOC and allied communities to cooperatively organize, finance, purchase, occupy, and steward properties, taking them permanently off the speculative market. We create community controlled assets and empower our communities to cooperatively lead a just transition from an extractive capitalist system into one where communities are ecologically, emotionally, spiritually, culturally, and economically restorative and regenerative.

Having recently acquired a multi-family property our units under management are now 14, and we are looking for someone with property management experience to help us develop and implement property management systems that will allow us to continue to grow and serve our community.

PURPOSE OF THE POSITION

We are seeking a proactive and innovative Property Management Specialist to join our team and help establish effective property management systems for our growing portfolio. In addition to excellent property management skills and deep relevant experience, the ideal candidate will have a strong understanding of cooperative principles, excellent organizational skills, and a passion for affordable housing and community development. This is a part time position with a contract through the end of December 2024, with potential for extension or expansion of this position as our cooperative grows.

TASKS

  • Work closely with the leadership team to develop and implement property management systems and procedures tailored to the needs of EB PREC. This is where we need your prior experience to help us set up effective and compliant systems.
  • Oversee the day-to-day operations of our existing portfolio (3 residential properties, 14 units), including maintenance, budgeting, and tenant relations.
  • Establish a tenant screening and selection process that aligns with our cooperative values (including participation from other residents) and ensures fair and equitable housing opportunities.
  • Coordinate maintenance, repair, and construction activities, prioritize tasks, and ensure timely completion within budgetary constraints.
  • Create a system for and maintain accurate records of property finances, leases, maintenance activities, and tenant communications.
  • Stay informed about local housing policies and regulations that may impact our operations.
  • Continuously evaluate and improve property management practices to enhance efficiency, sustainability, and tenant satisfaction.
  • Establish a culture of effective and inclusive property management.
  • Meet and collaborate regularly with the Projects and Community team staff members, sharing information about property management and integrating feedback on an ongoing basis.

QUALITIES/EXPERIENCE:

  • Preferred: Bachelor’s degree in Business Administration, Real Estate Management, or related field; or Property Management Certification.
  • 3-5+ years experience in affordable or low-income property management.
  • Strong understanding of cooperative principles and commitment to community-centered development.
  • Excellent communication, negotiation, and conflict resolution skills.
  • Proficiency in property management software and MS Office Suite.
  • Ability to work independently, prioritize tasks, and adapt to changing priorities in a dynamic environment.
  • Detail-oriented with strong organizational and problem-solving abilities.
  • Knowledge of fair housing laws and regulations, as well as Oakland’s local housing laws.
  • Valid driver’s license and reliable transportation.
  • Commitment to anti-racism and anti-oppressive movement building.
  • Self-motivated, flexible, and a team player.
  • Openly communicative with co-workers.
  • Preferred: Previous experience working in a cooperative and/or horizontal structure.

 

HOURS, PAY, AND BENEFITS

This position is for a maximum of 20 hrs/wk, with an estimated 10-12 hr/wk, compensated at $55 to $75/hr, commensurate with experience. This is an Independent Contractor position and therefore not subject to any benefits. We are a cooperative, but as this is a temporary position, this person is not expected to become a full member or “Staff Owner” of the cooperative.

This position will be a combination of remote and in-person tasks. The property where most of the units are located and most repair work is being done is in Deep East Oakland off of 105th St. Other work (like meetings and computer work) is primarily remote.
